Question: Who is a Builder (or Professional Builder)? Answer: A Builder (or Professional Builder) is an academically trained specialist and statutorily registered professional responsible for Building Production Management, Construction and Maintenance of Buildings for the use and protection of mankind and his assets.

THE UNIQUE ROLES OF BUILDERS

The Unique Roles Of Builders In Building Production And Management

  • Study Production Information (i.e. Drawings, Specification, and Schedules, etc)
  • Building ability/ Maintainability Analysis of Production Information
  • Preparation of or writing report on the following builder’s documents
  • Construction Methodology
  • Construction Programmes
  • Project Quality Management Plan
  • Early Warning System Chart
  • Information Requirement Schedule
  • Monitoring and controlling the implementation of the above builders documents
  • Assessing the workmanship skills of craftsmen

  • Monitoring of Development Projects for Finance providers, lenders, investors, or occupiers.

*From CEA, a Building Consulting firm can provide Energy Performance Certification (EPC) for Commercial and Industrial premises/ buildings (Non-Domestic).

 (d.) Building Structural (Engineering) Design Services (Building/ Struc Vs Civil/ Struc )

  • These are specialized fields, currently being monopolized by non-builders. Under normal condition, it should be Civil/ Struc and Building/ Struc.

Any difference? Yes! Civil/ Struc is for Civil Engineering Structures while Building/ Struc is for Building Structures. These two roles can be performed by the same consultant if he/ she has the required adequate design knowledge and certification of both fields or they may be differently performed as specialized fields by different consultants. Certification Agencies: Nigerian Institution of Civil Engineers (NICE) - a division of the Nigerian Society of Engineers and Nigerian Institute of Building (NIOB) respectively.

Any one of these options may ultimately lead to top management position at the director’s level which are creative, highly technical and intensely rewarding. In discharging the above functions, professional builders are expected to be mindful of the sustenance of the Building Profession ensuring at all times, efficient services by minimizing the use of construction resource to achieve the clients requirements within cost and time frame, without sacrificing the contractual quality while striving to retain public confidence in the Builder ability to discharge his responsibilities, without fear or favour.
